Pattaya has transformed from its go-go bar past into a diverse city with quiet family areas, excellent healthcare, and the largest expat community in Thailand. It offers the convenience of beach living with easy access to Bangkok's international airport and world-class hospitals. Many retirees appreciate the mature expat community, numerous English-speaking services, and variety of dining and entertainment options.
Pattaya still has a significant nightlife and red-light district scene in certain areas (Walking Street, Soi 6). However, large parts of Pattaya are completely removed from this - especially Jomtien, Na Jomtien, and areas north of the city. Choose your neighborhood carefully based on your lifestyle preferences.
Pattaya is moderately priced - slightly higher than Chiang Mai but lower than Bangkok and Phuket. The large expat community means plenty of competition keeping prices reasonable.

Long-term rentals (6-12 months) are significantly cheaper than monthly rates. Expect 30-40% discounts for annual contracts. Jomtien and Na Jomtien offer better value than central Pattaya.
Pattaya is more spread out than people realize. The character varies dramatically between areas, so choose carefully:
Quieter than central Pattaya with a nicer beach, good restaurants, and a relaxed vibe. Large Scandinavian community. Many retirees' top choice.
Even quieter than Jomtien, with newer developments and a more upscale feel. Good for those wanting peace but not isolation. Near Ambassador City.
Small hill between Pattaya and Jomtien with peaceful streets and green space. Close to both areas but removed from the noise. Popular with long-term expats.
Thai fishing village feel north of the city. More local and authentic, with a good fresh seafood market. Quieter and less touristy.
Pattaya's nicest beach with high-rise condos and 5-star hotels. More expensive but much nicer beach quality. Great for beach lovers with budget.
Inland area with housing villages and a suburban feel. More space, gardens, and lower prices. Need a vehicle. Good for those wanting house over condo.
Central Pattaya Beach Road, Soi 6, Soi Buakhao, and Walking Street are the main nightlife areas. Unless you're specifically looking for that scene, these areas are loud, busy, and not suitable for quiet retirement living.
Pattaya has excellent healthcare for a city its size, with several quality private hospitals. Plus, Bangkok's world-class hospitals are just 90 minutes away.
